10 Cat RockSo-so picture but terrific house
New listing at the entrance to Cat Rock Road (I realize that there are people who love that street but I personally prefer houses on it that are close to either end). This was built a year ago and it's beautifully done. Three floors, decent yard backing up to conservation land and lots of Count Rumford fireplaces (which are large and shallow and throw heat into a room, rather than sucking it out. Designed by Count Rumford who, because he was a Tory, had to flee to England where he made a living fixing smokey fireplaces). I think Ann Simpson has priced it well at $2.995 million but these days, who knows? It would certainly have sold at that price a year ago and I think it should today but I am not the market.

Too bad the house isn't near the other end of Cat Rock, a much better location. The house may be nice, I will take your word for it, but it amongst that mish-mash of houses at that end of Cat Rock and in close proximity to some pretty junky (albeit quickly improving)housing on Valley Road and around North Mianus School. You have to drive through either places to get to the house which doesn't exactly seem high-end. A drive up Stanwich is much nicer, as is the elementary school district.
I think your view is personal to you (which is perfectly alright - what is more personal than making a decision to buy residential real estate?. I don't find the area objectionable at all and would be delighted to live here. But that's me - I long ago figured out that what can mean nothing to one buyer can be a complete turn-off or essential to someone else. By the way, I haven't checked it out (you can use the school finder link on this blog to see for yourself) but I believe this house is in the North Street school district, just like houses on Stanwich. Of course, I also happen to like Cos Cob School, so again ...
Update - all of Cat Rock is in the North Street/Central district, according to the town.
Speaking of school districts, Chris--many of us have noticed that real estate ads only mention the school district if it's North Street or Parkway. You NEVER see an add that touts "Glenville School," for example.
Couldn't you guys get in trouble for this? The schools on the western end of town are the only ones with real racial diversity, so an enterprising lawyer could make quite a splash by alleging that there's a form of steering going on.

Who would a lawyer sue for this supposed crime against humanity? The GAR? The listing brokers of every listing that says "North Street School" or "Parkway"?? Having gone to North Street and all the way through the public school system, I will tell you straight faced that the schools in eastern Greenwich and North Street School tended to produce the best students (Parkway was still shuttered during my elementary years). And where did the trouble makers in high school come from?? WESTERN. Now you'd have to speak to an anthropologist or social scientist or perhaps even a socio-economist to figure it out, but I would venture to say that the findings would show that higher income earners place a higher importance on eductional performance and viola, you get North Street and Parkway miraculously showing up in real estate listings.
Now before all you blowhards go crazy over that comment consider that I have real, first hand experience -- do you?

I'm just pointing out a potential issue, nothing more.
Sure, a lawyer would sue the GAR. Or, rather, a lawyer would make a case that this is disciminatory steering, and report it as a violation of the Fair Housing Act...and get the feds involved.
