While technically listed in February, this house only neared completion in, I think, August or early September, when the first broker open house was held. Price was $16,250,000. Today, it dropped to $14,750,000. Just saying ....

So when do you think we will see the house drop on the absurdly priced house next door to this one at 435 Lake Avenue? If it sells for 50% of the asking price they will be lucky!
It's a truly beautiful house, completely renovated from the bricks in but I'll confess that, when I saw it, I thought the price was ... "aggressive."

Hey - what level should price fall to in general in Greenwich in terms of past years? Stocks are basically falling to 2002/2003 prices. That seems like a fir bet to me too in terms of housing - what do you think? How far are we from that in Greeenwich in %%? Tks.
