29 Irvine, OG Two Sales of Note
29 Irvine sold yesterday for $2,150,000 which is a little less than 75% of what was asked for back in May and possibly far less than its original price in January - I can't tell; all records of the original price, except for the date of the listing contract, have disappeared from the Greenwich Multiple Listing Service's records. Would the GMLS expunge records? You tell me.
3 Old farms Road (north of the Post Road, in Old Greenwich)sold for $1,525,000, 76% of its original asking price back in April, $1,995,000 and $225,000 less than they paid for it ($1,750,000) in August, 2003. Ouch.

Glad you mentioned Irvine Road - in Old Greenwich - Chris - there seems to be a-lot of homes in that area on the market - is Irvine Road in a Flood area?
Not that I know of, but I'd certainly check before represnting otherwise. This, by the way, was (is) a beautiful house, completely re-done by the owners. Someone got a very good buy, in my opinion.

Sounds alot like 2001-2002 pricing. Is this house an aberration or is this representative of current market pricing?

IB'er, I think it's a good indication of what's happening to the market - a lot of other realtors apparently disagree. So ya pays your money, ya take your chances.
I saw a custom built home - on Sound Beach Ave. - near Webb Ave.
for a-lot less - $$$ - Chris - Location - Location - everything is brand new. Keep us posted if you know the house I am referring to!
